100 affordable senior apartments break ground
Budget hearings, two Flagler Village towers, and a waterfront home under contract for $51 million.
A Cypress Creek housing project is moving into construction as Fort Lauderdale sets two September budget hearings. Downtown, two towers are underway and Friday clues lead to cash hidden around the city.
Construction has started on the first phase of Pinnacle at Cypress at 6520 N. Andrews Avenue in the Cypress Creek area. The eight-story building by Pinnacle Communities II will contain 100 one-bedroom rentals for older adults.
Florida Housing records classify the development as elderly, non-assisted-living housing. Ten apartments are restricted to households earning no more than 33% of area median income. Five units carry a veterans preference, and five are designated as link units for people with special needs.
The Broward County underwriting package recommends a $20 million tax-exempt mortgage note, a $4.5 million gap loan, and a $115,000 local-government contribution. State records also list $9.5 million in SAIL funding and $1 million for extremely low-income units.
The 0.98-acre site will have 55 parking spaces, including five accessible spaces. Plans also reserve 6,525 square feet for nonprofit office space.
Ombelle's twin towers start taking shape
Work is underway on two 44-story towers at 300 NE Third Avenue in Flagler Village. Sky Equity Group is developing Ombelle through its South Florida division, Dependable Equities. The project will span 1.6 million square feet across homes, shops, dining, and wellness space.
Completion is targeted for 2028. Prices start in the $500,000s, and homes range from studios to four-bedroom condos and penthouses. More than 100,000 square feet is planned for amenities, including two pools, pickleball courts, and a golf simulator.
A 35,000-square-foot Equinox will be the brand's first Fort Lauderdale club. Early work included soil testing, asphalt removal, and moving mature mango trees. Water and sewer upgrades are also part of construction.
Friday's treasure hunt comes with real cash
Free Money Friday sends people across Fort Lauderdale with a clue and a cash prize. The organizer hides his own money, then posts a video and location hints on Instagram at @fortlauderdaledowntown.
The weekly hunt continues through September, and prizes are usually three figures. Winner Danny Somers recognized the top of the Galleria in one clue, drove down Bayview Drive, and found that week's hiding spot in a park. Each Friday's post supplies a new clue for a different location.
A glowing waterfront spec home finds a $51 million buyer
A Fort Lauderdale spec home is under contract for $51 million, making it one of the city's priciest residential sales. The property has about 145 feet of water frontage and backlit quartzite that glows at night.
Developer Dov Stark bought the 0.4-acre lot for $5.5 million in 2024. He demolished the older house, spent more than $35 million on the new one, and finished about 15,000 square feet in 14 months.
The home listed for $55 million in April. Its features include an 80-foot infinity-edge pool and a library filled with vintage books.

Fort Lauderdale's first budget hearing is set for Wednesday, September 9, at 5:01 p.m. A second hearing follows Monday, September 14, at the same time.
Both special City Commission meetings will be held in Community Room 1004 at the Fort Lauderdale Police Department, 1300 West Broward Boulevard.
The regular commission cycle follows Tuesday, September 15. A conference meeting starts at 1 p.m., with the regular meeting at 6 p.m. Those meetings also use the police department venue.
